Taylor Kohrs partnered with SHOPWORKS Architecture for Archway Communities on the adaptive-reuse of four buildings on the historic former Johnson & Wales Denver Culinary Campus into 154 units of affordable housing.
Totaling 330,000 SF, this adaptive-reuse project features a mix of one-, two-,and three-bedroom units, offering versatile living options for community members. Archway Communities offers on-site supportive services for residents, additional programing provided by campus partners, and numerous outdoor green spaces for community building and recreation.
Work performed includes the reformatting of the internal layouts of each building to convert dormitories and communal spaces into apartment units
for individuals and families. Renovations began with asbestos abatement and led to new dry wall, flooring, paint, millwork, cabinets, countertops, and fixtures, as well as window and door repairs to modernize the existing buildings. New appliances were installed in each unit. Additional work includes elevator renewals, MEP renewals, fire alarm and fire suppression system renewals for building efficiency, sustainability, and optimization.
Communal spaces include new laundry rooms, new public restrooms, updates to mechanical rooms, new community spaces, a bike storage room, and additional new storage spaces. The site also received exterior improvements, new curb and concrete ramps, new trash enclosures, sanitary line repairs, the reconfiguration of existing sidewalks, and re-seeding of outdoor areas to ensure this is an effective residential campus that residents can enjoy for years to come.
